In assisting the property owners to achieve this, the company in coordination with third party contractors, suppliers and service providers may supervise various projects, from replacing kitchens, bathrooms, bedrooms or living rooms to full refurbishment projects.

Building Administration and Common Expenses Management

At Eldiman, we are dedicated to proficiently managing your building while prioritizing responsibility and commitment, ensuring seamless and efficient operations.Our services for Building Administration and Common Expenses Management are:
  1. Guide the selection and effective functioning of the Management Committee per applicable laws.
  2. Organize Annual General Meetings, document meeting minutes, implement agreed-upon decisions, and inform owners about these actions.
  3. Generate a detailed statement on the building’s announcement board outlining shared expenses and outstanding charges for individual units. Additionally, send personalized statements to each unit owner separately, informing each unit of the payable fees based on size, per relevant legislation.
  4. Collect and administer common expenses.
  5. Handle bookkeeping and accounting tasks related to communal expenses.
  6. Maintain financial records available for all unit owners to review.
  7. Establish a reserve fund for future building maintenance or unexpected costs.
  8. Manage payments for communal bills such as EAC, CYTA, Waterboard, and elevator maintenance.
  9. Employ skilled personnel to clean common areas according to a prearranged schedule.
  10. Conduct regular inspections of shared spaces in the building to ensure proper functionality and offer potential solutions for any issues.
  11. Offer advice on recovering past or outstanding debts from owners per applicable laws.
  12. In the event of significant or unforeseen expenses, the Company will only impose charges or take action with approval from the Management Committee.
