Eldiman provides a comprehensive range of property management services in Cyprus, assisting property owners with the day-to-day administration, care and oversight of their properties.
Our role is to help maintain each property in good condition, support clear communication between owners and tenants, and coordinate practical matters such as rent collection, utilities, inspections, repairs and tenancy administration.

Building Administration and Common Expenses Management
Eldiman provides professional building administration and common expenses management for jointly-owned buildings in Cyprus. Acting within the authority of the
Management Committee, Eldiman supports the ordinary administration and management of the building, helping ensure that common areas, shared systems,
financial records, owner communications and contractor coordination are handled in an organised and transparent manner.
Our building administration and common expenses management services may include:
- Administrative support to the Management Committee.
- Organisation and support of Annual General Meetings and other owners’ meetings, where instructed.
- Preparation and circulation of meeting notices, minutes, owners’ registers, proxy forms and supporting schedules, where applicable.
- Preparation of periodic or quarterly income and expenditure statements.
- Preparation of common expense analyses and individual unit statements.
- Collection and recording of owners’ common expense contributions.
- Administration of reserve/sinking fund contributions, where approved.
- Payment of approved invoices for common parts and building services, including electricity, water, sewerage, telecommunications, lift/elevator maintenance and other common-parts expenses.
- Bookkeeping and record keeping for common expenses.
- Credit control and follow-up of owners in arrears.
- Periodic site visits to common areas.
- Coordination of common-area cleaning, maintenance and approved service providers.
Concierge Services
Eldiman also offers tailor-made concierge support for owners, tenants and guests. Whether a property needs to be prepared before arrival, cleaned after departure, supplied with first-day essentials or supported with everyday arrangements, Eldiman can coordinate trusted service providers according to each client’s requirements.
Our concierge services may include:
- Housekeeping and domestic cleaning coordination.
- Laundry, bed linen, towels, carpet and upholstery cleaning coordination.
- Pre-arrival property preparation and readiness checks.
- First-day provisions and welcome grocery arrangements.
- Arrival, departure and handover support for owners, tenants and guests.
- Gardening, landscaping and outdoor area care coordination.
- Transportation arrangements through third-party providers, including airport transfers, appointments and

Maintenance Services

trusted contractors, suppliers and service providers, keeping owners informed and arranging approvals where required.

- Pre-tenancy and post-tenancy maintenance checks.

- Electrical, plumbing, mechanical and general maintenance coordination.
- Repair coordination for air-conditioning, appliances and technical systems.

- Obtaining owner approval before non-routine or significant works, except where urgent action is required to prevent damage or safety risk.

Design, Refurbishment & Project Coordination
Eldiman can coordinate refurbishment and improvement projects designed to maintain, upgrade and enhance the rental appeal of a property. From small interior
updates to larger renovation projects, Eldiman liaises with contractors, suppliers and service providers, obtains quotations, coordinates required
approvals and monitors agreed works on behalf of the owner.
Our services may include:
- Initial property assessment and scope-of-works coordination.
- Coordination of kitchen, bathroom, bedroom and living area upgrades.
- Furniture, fixtures, fittings, appliances and interior refresh coordination.
- Obtaining quotations and coordinating cost approvals.
- Monitoring and coordination of agreed refurbishment works.
- Completion checks, snagging list preparation and follow-up after works.
